Marketing Your Home for All It's worth......A few years ago an advertising plan consisted of planting a sign and putting a listing on the MLS. Today’s market is very different and a Market Plan must include many forms of advertising to insure your home is viewed by as many potential purchasers as possible. Did you know that 77% of all buyers begin their home search using the internet and that 24% of buyers found the home they buy from an internet ad or post? Did you know that 71% of buyers get information from flyers attached to For Sale signs. 90 % of all buyers use a real estate agent to help them complete their home search and final purchase. 51% of potential buyers visit open houses and about 50% use a newspaper in their search for property. What this means to you as a home seller is that your agent should utilize many forms of advertising, including a mix of newspaper and internet sites to market your home. As more then 70% of potential buyers use the internet a major part of the exposure should be via the web along with a program that includes print media. Newspapers used to be the main method of advertising utilized by agents. Today a full page ad in the local paper isn’t necessarily your best source to advertise a property. Take a look at The Beach Reporter, Daily Breeze and LA Times Home Magazines and Sunday open house ads. There are so many ads that many buyers have learned to just skip to the Open House sections to see what’s out and never even look at the ad section. When planning my advertising I use a mix of ads in the print media.. The Beach Reporter, Daily Breeze and LA Times. I vary the newspapers weekly to determine which source receives the most responses. I use extensive internet advertising beginning with Kaye Thomas 4Homes and Move 2 Manhattan Beach. along with my real estate blog and my information on Localism. I have a featured agent site on Realtor.com. My listings appear on True Local, Trulia, Google and Yahoo. I also use a number of other local sites to promote your home including e-neighborhood Open House, Craigslist,, Neighborhood Open House and Los Angeles Backpage among others. A For Sale sign is still one of the best tools to market a home. If a buyer wants a certain neighborhood, the For Sale sign with an attached flyer box is a great advertisement. I think Open Houses are an option as they make it easier for a potential buyer to see a home. They are however just a tool and most homes rarely sell from the Open House. In fact, the majority of people who visit an open house are neighbors or people looking for ideas to remodel... still you never know who will show up and I have sold homes to buyers who toured the open house. |
