My Market Plan to Sell your Home.An experienced REALTOR® will normally handle all the responsibilites associated with listing and selling your home so effortlessly that often, as a Seller, you may not realize how much your agent must accomplish to put a "SOLD" sign on your home.As your agent I have many things I must do to make sure you have a successful, profitable and pleasant Real Estate experience. When you employ me to sell your home you receive the benefit of my experience, knowledge, education and care about you as my client.
This is a list of many of the items I must accomplish in order to sell your home.
- Present a Competitive Market analysis for your home. The CMA will include a Property Profile on your home, a recent list of properties currently for sale, properties that are pending and those that have closed escrow within the last three months.
- Review the Market Analysis with you.
- Review current market conditions that may affect the sale of your home.
- Review and discuss pricing strategies.
- Explain commission splits and how they may affect the showing of the home.
- Review financing options.
- Review Agency Disclosure. Discuss the different types of agency.
- Sign Agency Disclosure
- Complete, review and sign Exclusive Listing agreement.
- Review pros and cons of using a lockbox.
- Discuss the pros and cons of a "For Sale" sign.
- Review with Seller the interior of home.
- Review and discuss the value of "staging" to maximize a home's appeal to potential buyers.
- Review the exterior "curb appeal" of the home.
- Discuss the best ways to improve the interior and exterior with the least expense to seller.
- Give seller all of state mandated Disclosures.
- Review with seller all Disclosures.
- Review Seller Disclosure and the importance of making all pertinant disclosures.
- Explain to seller why I must tour the home and note any items I see on Agent part of Disclosure.
- Review changes by the State of California in the Receipt for Purchase that may be of concern when an offer is presented.
- Discuss "CLUE" report and advisability of obtaining report prior to receiving an offer from a potential buyer.
- Review and discuss with seller inspections that seller should have to meet new state requirements.
- Review with seller any known encumbrances or liens against the property.
- Take photos for inclusion in MLS,home flyers and internet websites.
- Make arrangements to have professional photos taken if necesary.
- Review the pros and cons of a Virtual Tour.
- Review and Discuss source of potential buyers and most effective places to advertise home.
- Review and discuss Internet marketing.
- Place Real Estate West For Sale sign on home (with approval)
- Place lockbox on home (with approval)
- Set up tour by Real Estate West office.
- Place home on MLS with appropriate photos.
- Create appropriate House flyer.
- Place brochure box on sign with flyers.
- Place brochure stand in home with flyers.
- Make arrangements for Broker's Open House to expose home to local agents.
- Review pros and cons of Open Houses.
- Arrange an Open House schedule (with approval)
- Create and submit appropriate advertising to media and internet sites.
- Go to city and check permits for property.
- Arrange for a building inspection ( if necesary).
- Arrange for a Pest Control inspection.
- Arrange for mold, asbestos, roof or other inspections if necessary.
- Update seller on a weekly basis via e-mail or by telephone as seller chooses.
- Meet and show potential buyers the home.
- Follow up with agents who have shown the home to potential buyers.
- Follow up with prospects who visit Open House.
- Update MLS information as necessary.
- Update and review marketing campaign as necessary.
- Keep brochure box and home stand filled with flyers.
- View all competing homes on the market.
- Make arrangements to present all offers to purchase to seller. Seller may choose to have offers presented by agents who represent buyers or I will present offers to seller.
- Review each offer as to financial and other considerations that may impact seller.
- Discuss and review choice of escrow and title company.
- Determine that potential buyers are qualified by personally contacting buyer's lender or through other verified documents.
- Prepare a professional Counter-Offer if necessary.
- Negotiate offers with potential buyers and their agents in a professional manner.
- Once an offer is deemed acceptable to all parties review all documents to be sure they have been correctly executed.
- Coordinate with escrow to be sure it is opened in a timely manner.
- Verify with escrow that buyer has placed his deposit in escrow and that funds are good.
- Verify that any requested increases in the deposit have been placed in escrow within specified time frame.
- Review escrow documents with seller.
- If property is vacant make arrangements to have all utilities on and operating during the entire escrow period.
- Make arrangements to meet buyer and his agent at all requested inspections.
- Review and discuss with seller any requested repairs by buyer.
- Assist seller in determining which(if any)repairs to be made.
- Respond in writing to any requested repairs.
- Review all time frames with seller as to when items need to be completed.
- Make sure all documents required by escrow from both seller and buyer are returned within appropriate time frame.
- Meet appraiser with recent market comparables.
- Periodically check with buyer's lender to determine status of loan.
- Assist seller in transferring all utilities to buyer in timely manner.
- Advise seller of current status of escrow.
- Coordinate any other items that need to be completed prior to close of escrow.
- Review closing statement with seller and give seller proceeds.
- Remove all signs, lockboxes and brochure boxes.
- Make arrangements for buyer to receive keys.
Every transaction is unique. Some will require additional steps. Many of my clients live out of the area and rely on me to refurbish their property and get it ready to market. Some transactions will require an attorney or other professional to help in the completion of the sale.
